The Beginning: From No Experience to Fast Traction
When Mike Voong joined eXp Realty, he had little to no prior real estate sales background. Like many new agents, he faced the same challenges — generating leads, building confidence, and learning how to convert conversations into closings. It is still very suprising to me at how much agent actually learned in real estate school. There is little to no struggle in their business
But this is where the right sponsor and mentorship made the difference.
As Mike’s sponsor at eXp Realty, my goal wasn’t just to teach him how to sell homes — it was to help him build a business that lasts.
Within six months, Mike went from $0 to $55,000 in Gross Commission Income (GCI) by following a clear strategy focused on systems, accountability, and especially focusing on what Mike is good at. I won’t tell everyone to go on youtube and become a super start. It works for some people. It definately won’t work for Mike at least for his 1st year.
Don’t get me wrong. Mike work his A** off to find his clients, and prove to them that he is the best. There is no secret sauce there. This is still a tough industry, no thing will work unless you do.

The Strategy: What We Focused On
Here’s exactly what we worked on together:
1. Focus on Mike Strength
Rather on forcing him to dance to Tiktok. We did a personality test to figure Mike strength and weakness. Mike is the type of real estate agent that does not mind talking to stranger, and go meet stranger!
He learned how to lean on his hobby, which is poker, to go meet more people and re-enforce the relationship with the one he had. We have training for mike to optimize the conversation and handle objection and rejection. He is not only determines to win at any poker tournament he go to, but now, also tell people that he is now a real estate agent
2. Time Blocking
Mike, just like any other agents, has the tendency to work everywhere and anywhere and available 24/7. This has to stop before it becoming a habit. I start noticing this problem when i see him skipping tennis pratice with the team. I really make it a point for him to:
- Block your fun time. Tennis time is tennis time, leave your phone in the car.
- Block your work hour. Really focus on working, and ask the client to respect your working time and your personal time.
- Follow-up scripts customized for his niche (first-time buyers & investors)
This consistent time blocking technique helped Mike actually enjoy working, want to work, doesn’t feel burn out and treat his real estate business like a business.
3. Leveraging eXp Realty Systems
Mike took full advantage of eXp’s tools — We have Weekly Team Legacy Mastermind, Coaching Cornern, Lunch and Leverage, Fast Cap, and Fast Attract for new agents.
eXp system allow mentor and sponsor like me to leverage. As a sponsor, i can guide Mike to the training that i feel needed the most, and delay the class that is not relevant at the moment for his career development.

4. Mentorship & Accountability
Nobody asked me to do this, But i am available for Mike whenever he run into a situation that need my opinion:
- I reviewed his offer before he send it out
- I gave Mike my cover letter template to strengthen his offer
- I showed Mike how to build rapport with the agent on the other deal
- I reviewed the inspection report with Mike, and tell him exactly what to go for, what not to go for
- He need to borrow a supra? No problem.
Instead of just motivation, Mike got real advice to negoiate and close deal. He is confidence that if he run into any situation. I am right behind him. It gives mike the confident to scale fast.

“What I love most about Huy’s mentorship is that it’s practical and talior to my personality. He doesn’t just tell you to dance on tiktok like the rest of the guru on the internet — he shows you how to build real business that attracts the right clients, and fire the bad clients, when to push the line and when to take it easy, which is a hard thing for me to do as a new agent
